Every project starts with an initial meeting on site. Most clients require the Full Architects Service from inception through to completion. However, we also provide individual solutions, tailor-made for clients who do not require the full range of our services.

Full Architects Service


Our Full Architects Service provides the client with a single point of contact and personal service throughout the entire design, planning and construction of the project. We follow the 2013 RIBA Plan of Work; this is the definitive UK model for the building design and construction process. Our fees are determined by the size, type and complexity of the project and are based as a percentage value of the construction cost of the works. The stages of our service are outlined below.


RIBA Stage 0 – Strategic Definition


INITIAL MEETING WITH CLIENT

Attend an initial consultation meeting on site with the client to establish the project details and services to be provided. At this stage we discuss and assess the client’s requirements, and give general advice on how to proceed. We also advise on any need for specialist contractors, subcontractors or suppliers. A fee quote based on the project requirements and our involvement can then be produced.


RIBA Stage 1 – Preparation and Brief


SITE VISIT AND SURVEY

After agreeing our fees and services, we carry out a measured survey of the relevant parts of the existing property and site. This is typically priced at £1.00 per square foot. The client is then provided with detailed survey drawings and we undertake a feasibility study if required.


RIBA Stage 2 – Concept Design


FOLLOW UP MEETING – DEVELOPMENT OF DESIGN IDEAS

Once the survey drawings have been completed we liaise with the client and commence on preliminary design drawings and sketch proposals. Building cost estimates are provided and Planning Application details are established.


RIBA Stage 3 – Developed Design


PLANNING APPLICATION SUBMITTED

Scheme design drawings are completed and we submit a Detailed Planning Application to the Local Planning Authority. This includes floor plans, elevations and design statements. Other supporting documentation and 3D visualisations are provided where relevant.


RIBA Stage 4 – Technical Design


BUILDING REGULATION APPLICATION SUBMITTED

Upon receiving Planning Permission Approval, we produce detailed construction drawings for submission of a Full Plans Building Regulation Application to the Local Council. We prepare production information including drawings, schedules and specification of materials and workmanship in sufficient detail to enable a building contractor to prepare a tender.


RIBA Stage 5 – Construction


TENDER PROCESS AND CONSTRUCTION

After inviting and receiving tenders from building contractors, we prepare a Building Contract for signature by the client and the contractor. Throughout construction we administer the terms of the Contract, visiting the site regularly to inspect the progress and quality of the work. Valuation Certificates of Progress Payments are issued to the client and the contractor.


RIBA Stage 6 – Handover and Closeout


PRACTICAL COMPLETION OF WORKS

Ensure building works have been completed in accordance with the Building Contract and to client satisfaction. A Practical Completion Certificate is issued and the project is handed over to the client.


RIBA Stage 7 – In Use


FINAL COMPLETION OF WORKS

A Final Completion Certificate is issued and the Building Contract is complete between all parties. We review the project success with the client and discuss any future recommendations.

Our Individual Solutions are charged on a time rate or lump sum basis, and vary depending on the scope and nature of the project and individual client requirements. These can include:

  • Sketch and 3D visualisations
  • Sustainable design solutions
  • Landscape and garden design advice
  • Interior design advice
  • Listed Buildings and restorations
  • Malcolm Jenkins Associates are also able to provide services in connection with structural, mechanical and electrical engineering. We have extensive experience in conducting negotiations for planning approvals, waivers or relaxations and are able to submit planning appeals and advise on other work in connection with such matters. We can also offer advice on the rights and responsibilities of owners or lessees including rights of light, rights of support and rights of way.
